How We Compare Online Estate Agents

We understand that selling your home is a big decision. Moving house can be stressful at the best of times and so your choice of estate agent is extremely important.

You need an estate agent that offers a great service at a fair price. You want to sell your home for the best price possible, at the lowest possible cost – WITHOUT sacrificing the level of service.

That’s why, when we conduct our online estate agent reviews, we don’t just look at who is cheapest. We also look at exactly what you get for your money, how good the customer service is, what other customers are saying about their experiences and several other factors.

This means you can be sure that when you read our online estate agent reviews, you are getting honest and reliable advice as to which will likely be the best agent for you.

Why Use An Online Estate Agent?

The way we buy and sell property in the UK is changing. Gone are the days of wandering down the local high street looking in estate agent windows. It’s estimated that as many as 98% of house hunters start their search online.

So, if your potential buyers start their search by looking online, it stands to reason that that’s where you need your property to be visible too.

Of course, most high street agents now offer online property listings on sites like Rightmove and Zoopla as part of their service. However, they have been slow to adapt to the changing needs and desires of vendors and still stand by charging people a percentage of their property sales price.

In effect, this punishes those who happen to have a higher value property as it doesn’t cost the agent any more to sell a £200,000 home than it does a £100,000 – yet they will charge twice the fee!

Why Are High Street Estate Agents So Expensive?

It’s not only the fact most high street agents still change a percentage of the final sales price as their fee. The fee is usually between 0.75% and 3% + VAT which is extremely expensive.

The average house price in the UK is £224,144. On a house that sells for this amount, a high street agent will charge you anything from £1,681 to £6,724 … PLUS VAT!

Don’t get us wrong, estate agents do a good job at fielding calls from interested buyers, negotiating offers, and ensuring your agreed sale progresses to completion. We’re not disputing that. But can they really justify such a high fee and can they really justify charging more just because your house is valued at a high price?

We don’t think so, and that’s one of the main reasons we recommend using online estate agents who tend to charge a fixed price no matter how much your home sells for.

No Sale No Fee Online Estate Agents

Our online estate agent reviews have also shown that more and more online agents are now offering no sale, no fee pricing. In fact, the number of no sale no fee online estate agents to choose from has never been higher.

This means one of the big reasons people gave for not using online agents – the fact that you paid even if you didn’t sell – has now been removed.

Many online agents give you the choice of either paying a lower fee up-front (with no refunds if your home doesn’t sell) or paying a slightly higher fee but only paying upon completion of the sale of your home.

This helps eliminate any risk on your part and ensures the estate agent is committed to finding you a buyer – if they don’t they don’t get paid!

So, with all that in mind, compare online estate agents below to find the best one for you.
